Harbour Gate Partners provides marketing and introduction services only. Everything on this website, in our guide and in our conversations with you is general information. It is not financial, investment, tax, legal or mortgage advice, and it is not a personal recommendation. It does not take into account your circumstances, objectives or attitude to risk.
Before making any decision, you should take independent advice from suitably qualified and, where relevant, regulated professionals — for example a solicitor, a tax adviser and, if you need finance, an FCA-authorised mortgage broker.
2. Not authorised by the FCA
We are not authorised or regulated by the Financial Conduct Authority (FCA), and we never claim or imply that we are. Buying residential property, including buy-to-let and off-plan property, is generally not a regulated investment. This means you would not normally be able to complain to the Financial Ombudsman Service or claim from the Financial Services Compensation Scheme (FSCS) in relation to the property purchase itself.
3. No guarantees
- Property values can fall as well as rise. You could get back less than you paid.
- Rental income is not guaranteed. Properties can be empty, tenants can fail to pay, and costs such as service charges, ground rent, repairs, management fees, insurance, taxes and interest can rise.
- Past performance and forecasts are not a reliable guide to the future. We do not publish or promise yields, returns or capital growth figures.
- Property is a long-term, relatively illiquid asset — it can take a long time to sell, and selling costs money.
- If your home currency is not pounds sterling, exchange-rate movements can reduce the value of your investment and income in your own currency.
4. Off-plan property
Buying off-plan means committing to a property before it is built or finished. Additional risks include construction delays, changes to the specification or layout, the developer’s financial position, how your deposit is protected, and the possibility that the property is worth less at completion than the price you agreed. Ask your own solicitor to explain these before you pay any deposit.
5. Who your contract is with
If you decide to buy, your contract will be between you and the relevant developer, seller or service provider — never with us. We do not take, hold or handle your money. We are not responsible for the acts or omissions of developers, sales partners, letting agents or other third parties, though we choose our partners carefully.
6. How we are paid
We may receive a commission from our sales partner if a purchase you were introduced to proceeds. We do not charge you a fee for an introduction call. You should bear this in mind when considering anything we say. Wording to confirm — Sean
7. Overseas buyers and your local laws
This website is not an offer or solicitation in any country where that would be unlawful. If you live outside the UK, you are responsible for complying with the laws that apply to you — for example, in mainland China, rules on overseas investment and foreign exchange (including annual limits on converting and remitting funds abroad). Please take local advice. We do not help anyone move money in breach of local rules.
